At BCM Homes, we understand that knowing where to start, can be the hardest part to building a new home. Yes! BCM Homes recommend that you discuss your land purchase with us so we can assist you in finding a suitable block. If you purchase land that is greater than 600m2, most of our home designs will be suitable. If your allotment is smaller than this, you may want to clarify which home designs will suit the block, especially if you have a specific design already in mind. If you are independently purchasing a block of land you will need to check the available building envelope (the area within the allotment for construction) as this will vary across estates.

We will confirm the block availability and reserve it for you. You will then pay an initial $5,000 deposit, which goes towards your first progress payment.

An invoice for each progress payment required will be sent to you and if applicable, your nominated lender on completion of each stage. This includes deposit, slab, frame, lock up, fit out and the balance on completion.

We are here to work with you and deliver exactly what you want. We understand that you may wish to make changes along the way! Essentially, a variation is a request from you to change an item in your contract that has been agreed to by us in writing. Your contract will specify in detail how variations are to be dealt with.

Generally, it takes 6 weeks to complete all the required planning and documentation prior to building commencing. Typically, construction takes 5 to 6 months, depending on the size of the build.  This start time is also subject to your land title being available.

Standard inclusions are fixtures and finishes that are included in the price of your new home. Any of these items can be upgraded to meet your lifestyle, taste and budget. Yes, you can! All BCM Homes floor plans are flexible and can be modified to suit your lifestyle and budget requirements. Our team will work with you to ensure your changes are realistic and will not compromise the structural integrity of the home.

BCM Homes do not compromise on quality. We use both nationally and locally recognised companies as our preferred supply partners. All products are installed in accordance with the relevant Australian standards and building codes.

BCM Homes recognises the high calibre of local trades and companies within the Ballarat region. We are committed to supporting these vital businesses from trade contractors to product suppliers and even styling within our display homes. Over 90% of every dollar spent will be reinvested into the Ballarat economy.

Your new home is covered by a 7-year general warranty and a 10-year structural warranty. Further to this, BCM Homes take out a warranty insurance policy before commencing the construction of your new home. While your home is under construction, it is covered by a different policy that expires once you move in.

At BCM Homes we are committed to supporting our local suppliers and creatives. Therefore, most of the furniture, soft furnishings and artwork in our display homes is sourced from locals.

We allocate four standard visits with one of our team on-site at frame stage, lock up, fit out and handover. However, we understand our client’s excitement and curiosity to check in on the progress of their new home. We therefore welcome you to attend your site regularly; however, you will need to be accompanied by our site supervisor as a safety precaution if entering beyond the temporary fencing.

BCM Homes recognises that whilst this is an exciting time for you and your family, the process of selecting the finishes and colours for your home may be a little daunting.  To support you in this process we offer a 4-hour complimentary colour consulting service with our in-house Interior Designer. During this time, you will be able to browse our display room and be shown standard inclusions and upgrades available for your home. We will assist you in selecting all of your exterior colours and finishes, interior colours, flooring, joinery, plumbing and fixtures.
