Yes! We recommend that you discuss your land purchase with us so we can assist you in making sure your desired block is suitable. Whether you are looking for a House & Land Package or wish to purchase a block independently our experienced consultants can help you. We offer advice on building regulations and land constraints that may apply to your land, helping you to make an informed purchase.

Yes we do! Whether it’s located in one of our own developments or in another local Estate, we can assist you with a H&L Package purchase.

BCM Homes are a local family-owned business. Our parent company Ballarat Construction Management (BCM) have been building in the local region for over 17 years. We have long established relationships with local trades, suppliers and industry professionals for the benefit of our clients.

We made a conscious decision to have a maximum of two display homes open at any one time. This helps ensure we don’t over commit our staff and trades. Our focus and commitment to customer service and build quality means we actively limit the number of homes we build each year.

We do, we are here to help and can design your home with you. This helps you to stay on budget and to select products and materials that best suit your needs.

We do, you could say it’s a passion. Our standard inclusions are designed to maximize your efficiency. All of our homes are independently assessed and advice can be given on how to increase your homes efficiency.

Typically, construction takes 5 to 6 months, depending on the size of the build. Prior to construction we work with you to efficiently develop your plans and finishing touches. You can then relax and enjoy the building journey.

Unfortunately, we are unable to apply for your First Home Owner Grant. Your bank will be able to assist with your application. Find out more from the State Revenue Office fact sheet regarding your First Homeowner Grant

Our aim is to start construction of your new home within 4 – 6 months of beginning your journey with us. This allows adequate time to discuss and prepare your plans, specifications and contracts. Our sales team are kept up to date on available start dates so please ask them when we plan to start building your new home.

An invoice for each payment will be sent to you at the completion of each construction stage as per your building contract. Your sales consultant can provide you with more detailed information if required.

We are here to work with you and deliver exactly what you want. We understand that you may wish to make changes along the way! Essentially, a variation is a request from you to change an item in your contract that has been agreed to by us in writing. Your contract will specify in detail how variations are to be dealt with.

We use local manufacturers, trades and suppliers wherever possible. Even promoting our build partners in our display homes and on our promotional material. If you have any questions or queries please chat with the BCM Homes team.

Yes, you can! All BCM Homes floor plans are flexible and can be modified to suit your lifestyle and budget requirements. Our team will work with you to ensure your changes are realistic and will not compromise the structural integrity of the home.

We are pleased to offer our services via Zoom, email and telephone. Whilst in person appointments are preferred, we can arrange for most stages to be completed without the need for in person meetings. We do however require in person appointments for your Colour Selections, Contract Signing and Handover.

Inclusions are detailed lists explaining what is included in your build price, for example, the fixtures and finishes that are included in the price of your new home. We pride ourselves on our two inclusion levels that feature up to date products meaning you don’t have to worry about extensive upgrades. The process of selecting the finishes and colours for your home may seem a little daunting.  To support you in this process we offer a complimentary colour consultation service with our in-house Interior Designer. During this time, you will be able to browse our style studio and be shown inclusion options for your home. We will assist you in selecting all of your exterior colours and finishes, interior colours, flooring, joinery, plumbing fixtures and more!

BCM Homes do not compromise on quality. We use both nationally and locally recognised companies as our preferred supply partners. All products are installed in accordance with the relevant Australian standards and building codes.

We welcome you to pre-arranged visits with one of our team on-site at key milestones during your build. However, we understand your excitement and curiosity to check in on the progress of your new home. We therefore welcome you to attend your site regularly; however, you will need to be accompanied by our site supervisor as a safety precaution if entering beyond the temporary fencing.

Whilst there may be challenges associated with building on your block of land, we assure you that we will work with you to overcome them. Sloping sites, unusual shapes and blocks that require planning permits are all welcome and we will make the entire process as seamless as possible.

We are more than happy to build in BAL 29, BAL 40 or Flame Zone areas and can advise what requirements may affect your new home.

Your new home is covered by a 7-year general warranty and a 10-year structural warranty. Further to this, during construction your home is covered by a warranty insurance policy.

We are committed to supporting these vital businesses from trade contractors to product suppliers and even styling within our display homes. At BCM Homes we are committed to supporting our local suppliers and creatives. Therefore, most of the furniture, soft furnishings and artwork in our display homes is sourced from locals.
